ZONING DISTRICTS

Lake Mary has the following zoning categories:

A-1, Agricultural District

R-CE, Rural Country Estate

R-1AAA, R-1AA and R-1A Single Family Dwelling District

R-2, One and Two Family Dwelling District

R-3, Multiple Family Dwelling District

RM, Mobile Home Park

PUD, Planned Development

PO, Professional Office

C-1, General Commercial

C-2, Commercial District

M-1A, Office and Light Industrial

M-2A, Industrial District

DC, Downtown Centre


The full description of each zoning district along with the building setbacks and allowable uses is contained in the Lake Mary Code of Ordinances. Below is an abbreviated description of each zoning district. Please note that there may be additional requirements such as for lakefront lots, landscaping, site plan requirements and parking. A-1, Agricultural District

Site development standards:

Minimum lot size (above the mean high water line): 3 acres.
Minimum site width at building line: 200 feet.
Minimum street frontage: 35 feet.

Minimum setbacks:
Front yard: 25 feet.
Side yard: A combined setback of 20 feet with a minimum dimension in each yard of 8 feet.
Rear yard: 30 feet.

Maximum building height: 35 feet.

R-CE, Rural Country Estate

Site development standards:

Minimum lot size (above the mean-high-water line): one acre.
Minimum site width at building line: 150 feet.
Minimum street frontage: 35 feet.

Minimum setbacks:
Front yard: 25 feet.
Side yard: A combined setback of 20 feet with a minimum dimension in each yard of 8 feet.
Rear yard: 30 feet.

Maximum building height: 35 feet.
Minimum building floor area: 1,600 square feet, excluding carports, garages, porte cocheres, breezeways, and screened or open porches.

R-1AAA, R-1AA and R-1A Single Family Dwelling District

Site development standards: R-1AAA R-1AA R-1A

Minimum lot size (sq. ft.): 21,870 14,00018,890

Minimum street frontage: 35 feet. 35 feet. 25 feet.

Minimum setbacks:
Front yard: 25 feet. 25 feet. 25 feet.
Site yard: *30/12 feet. 20/8 feet. 20/8 feet.
Rear yard: 30 feet. 30 feet. 30 feet.
Maximum building height: 35 feet. 35 feet. 35 feet.

*A combined setback of "x" feet with a minimum of "x" feet in one side yard is shown in the chart as 30/12' and 20/8'.

R-2, One and Two Family Dwelling District

Site development standards:

Minimum lot size (above the mean high water line):
Single family: 7,500 sq. ft.
Duplex: 15,000 sq. ft.
Minimum site width at building line: 75 feet.
Minimum street frontage: 25 feet.

Minimum setbacks:
Front yard: 25 feet.
Side yard: A combined setback of 20 feet with a minimum dimension n each yard of 8 feet.
Rear yard: 30 feet.

Maximum building height: 35 feet.

R-3, Multiple Family Dwelling District

Site development standards:

Subject to site plan approval in accordance with Chapter 156.

Minimum lot size (above the mean high water line): 1 acre.
Maximum gross residential density: 9 du/acre.
Minimum site width at building line: 75 feet.
Minimum street frontage: 75 feet.
Maximum building height: 35 feet.

Minimum setbacks and buffers shall conform to Chapter 157, but in no case shall the minimum building setback be less than 25 feet from a property line or right-of-way.

RM, Mobile Home Park

Site development standards:

Subject to site plan approval in accordance with Chapter 156.
10 percent of total area set aside for recreational purposes.
Mobile residence space: 5,000 sq. ft.

Minimum setbacks:
Front yard: 20 feet.
Side yard: A combined setback of 20 feet with a minimum dimension in each yard of 8 feet.
Rear yard: 15 feet.

Maximum building height: 35 feet.

PUD, Planned Development

Setbacks and buffers are negotiated in the Development Order for the individual development.

PO, Professional Office

Site development standards:

Subject to site plan approval in accordance with Chapter 156.

Minimum setbacks and buffers shall conform to Chapter 157, but in no case shall the minimum building setback be less than 25 feet from a property line or right-of-way.

Maximum building height 30 feet when adjacent to residential property 40 feet when not adjacent to residential property.

C-1, General Commercial

Site development standards:

Subject to site plan approval in accordance with Chapter 156.

Access requirements must comply with Chapter 155, Appendix A, Street System Regulations.

Minimum setbacks and buffers shall conform to Chapter 157, but in no case shall the minimum building setback be less than 25 feet from a property line or right-of-way.

Maximum building height: 30 feet when adjacent to residential property 40 feet when no adjacent to residential property.

Off street parking and loading shall be provided in accordance with Appendix B of Chapter 155.

C-2, Commercial District

Site development standards:

Subject to site plan approval in accordance with Chapter 156.

Access requirements must comply with Chapter 155, Appendix A, Street System Regulations.

Minimum setbacks and buffers shall conform to Chapter 157, but in no case shall the minimum building setback be less than 25 feet from a property line or right-of-way.

Maximum building height: 40 feet.

M-1A, Office and Light Industrial

Site development standards:

Subject to site plan approval in accordance with Chapter 156.

Access requirements must comply with Chapter 155, Appendix A, Street System Regulations.

Minimum setbacks and buffers shall conform to Chapter 157, but in no case shall a street side setback be less than 25 feet from the building line. Buildings exceeding two stories must be setback a minimum of 25 feet from all property lines.

Minimum site size: 1 acre.
Maximum building height: 45 feet.
Off street parking and loading shall be provided in accordance with Appendix B of Chapter 155.

Special screening of mechanical in specific areas of the City.

M-2A, Industrial District

Site development standards:

Subject to site plan approval in accordance with Chapter 156.

Access requirements must comply with Chapter 155, Appendix A, Street System Regulations.

Minimum setbacks and buffers shall conform to Chapter 157, but in no case shall a street side setback be less than 25 feet from the building line. Buildings exceeding two stories must be setback a minimum of 25 feet from all property lines.

Minimum site size: 1 acre.
Minimum separation from residential property: 1,000 feet.
Maximum building height: 60 feet.

Off street parking and loading shall be provided in accordance with Appendix B of Chapter 155.
